Ok I will look into JADU, as I haven't heard of that during this process. I've attempted calling the Building Department but as you said they just have a voicemail stating they're closed. Thanks for the advice @Hai G., hopefully this will be resolved sooner than later.

I have a property in Daly City, less then 5 minutes from SF, which is currently being rented out by a family upstairs and has recently been vacated in the separated downstairs garage area, which currently has a permitted bathroom and (I believe a permitted) bedroom. There is no kitchen or kitchenette to make it an official unit. I've seen potential roadblocks for adding an additional unit with parking spaces being a big issue. My main question is with all of the current shut downs, such as Daly City building department, is it even possible to have permitted work done in the garage area with the current quarantine in place? Do I have any options for adding a kitchen and living room space? I was planning on taking out a HELOC on the paid off property to pay for these improvements.

@Chris Mason oh ok I did not know that. In my short time searching for potential loans for my next investment I have not had many lenders who have regarded my new rent income. I've continuously heard it will take a year so that's refreshing to hear the possibility is there.

Thanks for the very helpful advice @Chris Mason . I'm in a similar situation where my main income is 1099 and the two properties I have rented just started their leases early July so that income won't help for another year's time. Good to know some more possibilities!

@Steven Lam wishing you the best of luck with whichever decision you end up making. I too am in a very similar situation as yourself, I just live/rent in San Francisco. Im trying to figure out whether to make my first investment an out of state MFR to BRRRR or a 2/3/4 home to house hack at a good price.

Ya I was happy to see we were able to get it rented close to the top of market rates. @Blake Edwards I saw the David Greene Team does work throughout the Bay Area, I'm in San Francisco myself.

@Blake Edwards the property was occupied at $1775, and after the property found a new tenant to move in, rent will be $1850. Looking forward to getting this property going again!
