Hi, I'm in the process of considering making an offer on a multi-family property. If I purchase  it, can anyone recommend a good property management software to track expenses and rents and everything else needed to facilitate filing of taxes at the end of year?

Also general question of purchasing property with existing leases. Do current leases have to be honored when a property is purchased or can they be terminated and renewed?

thanks Derek. You're right. It's a 5 year deal. I'll see if I can get them to drop the rate to less than 5%. We'll see what happens.

thanks Aaron. Forgot to mention that there's a 0.5% origination fee too. Is that typical?

Hi. I'm in the process of looking at buying 8 condo units, considered commercial since it's over 4. Bank has quoted me terms of 25 or 30% down payment , 20 or 25 years amortization and 5.25% interest. Wondering if this lines up with what you're seeing out there or are there better terms that other banks are offering. Any suggestions about counteroffering? I noticed that they quoted me a target interest rate of 5.25%. What is the "target" all about?

thank you all for your input. Very good advice and options. Yes I have a W2 income so that's not a problem. I need to find out more about seller financed properties and how to find these.

I'm a relatively new investor in real estate. Did 1 deal 30 years ago but want to ramp it up again. I have $250 k to invest and My goal is to maximize passive income over time. If you had $250 k what approach would you take to  maximize this investment? (eg. buying as many properties with as little down, flipping, etc). Ideally I would like to use the  positive cashflow to purchase more properties, but what's the initial strategy?

Hello, I'm new to this site and forum. I have experience in real estate but not in pre-foreclosures and foreclosures. There are so many topics in this forum, it's hard to know where to go.

My question is what resource or book would be helpful in understanding how to do foreclosure deals from start to finish. I've heard so many horror stories that I don't want to make the same mistakes.

Is there someone out there that would be interested in providing some advice to those of us that are just starting out in this business?  I'm a professional trainer and if someone were to teach me, then I would be willing to give back to the community what I've learned. I think that's the best way to learn.
