Good Morning, I have 5 single Family Houses in Grenada, MS. 1 1/2 hours drive south of Memphis, TN. 30 minutes from Oxford, MS. I am looking to sell all properties individually or together or in between. All well under $200,000 and good cash flow. Partner and I are splitting up and feel it's better this way. Thanks

Hey Chris, I have been looking for ways to sell our properties and I was entertaining all avenues. They have been listed for a little while now in a market that seems to be more renters than buyers. Ending partnership is reason for selling. Thanks for your reply.

Hey Dustin, Thanks for the reply. I am the seller. I am on the other side of the equation. Everything you said is spot on. But at the same time with little to no money down it seems like I will be giving away these rentals. 

What would be the % or $ figure on a Subject To take over on existing loan on tenanted rental property ? Thanks

This house with In Law Quarters Must Sell ! Main house is 2400 sq ft renting for $1600/month. In Law Quarters is 700 sq ft and renting for $700/month. Asking $189,900. Main house has new roof and new central a/c with heat pump. Stainless steel appliances. Main house is 3 bedroom and 2 bath. In Law's is 1 bedroom 1 full bath and full kitchen and living room. High school and middle school within walking distance. Must see ! Must sell ! Have other houses for sale. All cash flowing with great tenants and great rents. Milwaukee Tools just completed new manufacturing and distribution hub and is now training and hiring for this plant.

Post: Hiring Day Labor Without Soc Sec Number

I was wanting to know, if we hire day labor on a daily basis that they don't have a social security number, how should we be doing this as far as the taxes go ? If they are paid with cash out of an ATM at the end of the day, what does that action mean to our company ? Thanks

@Jordan Akins Hey Jordan, I am not the most experienced investor on the block, but what comes to my mind is a golden opportunity for you and your Dad. Get educated, if not already, and partner with your Dad. Slowly but surely you can take over and still keep your Dad’s best interests in mind. With deferred maintenance taken care of you should be able to raise the rents, a bit at a time, and have an income generating asset to hold and benefit from for years to come. My two cents.
