Hi BP!

I need any recommendations for a real estate-savvy accountant. I’d prefer in the MN area, but will take anyone if they’re sharp. I’ve been using a normal accountant for several years but I don’t think he’s properly crediting for depreciation, and I know my wife and I are close to qualifying for real estate professional and the subsequent active income write offs…my accountant won’t even look at it. Any suggestions greatly appreciated, thank you!!

Hi BP-  I'm shopping insurance for a 17-unit apartment complex in Indiana. Currently covered by USI, but have not been impressed. 

Any other suggestions?  Thank you!

Recently did this myself. Seems most lenders assume worst case--that you'll max out that credit line anyway. 

As long as your DTI can handle that heloc payment you should be fine. I'd bake in a little extra though, since it's tied to your primary.

Anyone have suggestions for renovation financing?  Property is 17 units, cosmetic rehab. Located central Indiana. 

Hello BP!

I am renovating a 17 unit apartment in the Muncie area and my general contractor may not be able to finish. At this point it's mostly interior cosmetics and bathrooms (full gut) remaining, about 8 units.

Any recommendations for contractors? Looking to do B class finishings.

Not at this time, just doing cosmetics and full gut of the bathrooms.
