Got an older lady, who is hard of hearing and is an out of state absentee owner. She responded to my absentee owner letters and is interested in selling. Due to being hard of hearing she says she wants to start out by writing letters back and forth.

How would you respond to this request via your next letter to her? Looking for suggestions on verbiage.

I'm thinking about asking in the letter if there is someone who lives with her or a relative who lives close by that could talk to me on the phone and relay our conversation to speed things up?

Thoughts???

New to posting here at BP, been a silent observer for some time......been reading a little, but looking for a more direct answer if possible........is rent to own for mobile homes still legal in WI with the SAFE Act?

Looks like I may have found a really nice mobile home to purchase and I want to know my options...........

Will Barnard - Thank you for the input...reading, lots of reading is what I have been doing. Got started end of December 2012, so really just been going for 2 months.

Ben Leybovich - :-) what I mean is, it's not quit your job tomorrow, so easy a caveman can do it. I'm at 80 or so prospects, so hopefully I am close. LOL.

Hey Dawn A., nice to meet ya....I was at the Milwaukee REI to see Alan Cowgill in January. Were you there? If you were, thoughts? I like his basic info, just disagree with "how easy this all this" as he presents it with getting private money from anyone and everyone.

Hello BP family -

Just a quick introduction and then a question. My name is Jason Demler from Oshkosh, WI. "Newer" to the real estate investing world. My day job is in selling construction materials, brick, block, stone, landscape, etc. for new construction and remodels.

Owned a duplex years ago but being newly married at the time and then kids on the way, sold it due to lack of time and the cash flow was not good enough for property management. Slowly and conservatively getting back into it. Looking for wholesale deals in my area and also flips to generate equity for cash purchases of passive income properties of my own.

The question.....how long did it take you to get your 1st deal? I know it's a numbers game, it's not as easy as the "gurus" say and I'm very conservative. If the numbers don't WAY work, I won't put it under contract and I refuse to use weasel clauses. All I got is my name and I strive to be a person of integrity.

With my day job I've got lots of contacts for buyers and also some private money guys so that is not the issue. Just getting the deals is. Doing signs, probate letters, misc. marketing. I have a mentor and also can call a couple guys who are very successful at anytime to talk.

Just kind of getting impatient. Lol.
