Hello BP family -
Just a quick introduction and then a question. My name is Jason Demler from Oshkosh, WI. "Newer" to the real estate investing world. My day job is in selling construction materials, brick, block, stone, landscape, etc. for new construction and remodels.
Owned a duplex years ago but being newly married at the time and then kids on the way, sold it due to lack of time and the cash flow was not good enough for property management. Slowly and conservatively getting back into it. Looking for wholesale deals in my area and also flips to generate equity for cash purchases of passive income properties of my own.
The question.....how long did it take you to get your 1st deal? I know it's a numbers game, it's not as easy as the "gurus" say and I'm very conservative. If the numbers don't WAY work, I won't put it under contract and I refuse to use weasel clauses. All I got is my name and I strive to be a person of integrity.
With my day job I've got lots of contacts for buyers and also some private money guys so that is not the issue. Just getting the deals is. Doing signs, probate letters, misc. marketing. I have a mentor and also can call a couple guys who are very successful at anytime to talk.
Just kind of getting impatient. Lol.
