Hello All,

Real estate is amazing! it makes me learn every day. I have a question about buying a house without an agent. Objective to save the costs, active learning, treating it like a business... Scenario: I like a certain house. It is family owned SFH. It's listed on zillow and there is the sign on the road... I wanna contact the seller directly and make a verbal offer. Say the seller agrees to D-I-Y and signs the offer. If the seller has an agent - could we drop it and deal directly? I recently bought the house and roughly understand what needs to be done. Could the transaction be done??? or it is a really bad idea with many risks involved including the seller cooperation...? Any personal experience? Wholesellers do it, why cant I do it? I know it is not easy but still.... I would ask the attorney to review some docs. I have several contacts in my folders to follow the steps and actually recently closed a RE transaction with an agent - so the memories are fresh... I always can ask somebody... and the mortgage is not a problem. Inspection and terms are understood, appraisal, good relationships with Title company, insurance agent and mortgage banker should not be a problem... The house has an HOA... could be a little pain but I am excited to try!

Hi everyone,

I live in Phoenix, Arizona and have a rental that is owned by arizona LLC. I have a good problem - quite a bit of cash is sitting in LLC's business account and I would like to get some of that cash out. I haven't done it ever and don't want to take the money out in a wrong way... wanna follow the right procedure legally et cetera... Do I have to pay myself in order to make a distribution? Should I document it in somehow? Can I just get a chunk of cash out?

I am betting on West Linn, guys. I think more middle-upper class people will realize its great value. I spent quite a bit of time there and loved it. Very bike friendly, great parks, excellent schools and very cute old town. Super family friendly. Kids everywhere... Safe. Better property taxes in clackamas county. Horrible Portland traffic could be another positive considering that more people enjoy working from home. 

Help me to count more positives!

I just need to better understand the rent situation, local economy and new developments. I think 2000 sq ft 3-4 br. older (70-80s) house could go for $1-1.1 per sq ft rent, hopefully more. I wonder what do you think? Based on my research the rent is comparable with Lake Oswego... Maybe 10-15 percent less... Prove me wrong!

What do you think is the rent per square foot in Lake Oswego vs West Linn for a house in a desirable proximity to good schools and 2000 sq feet, built in 70s? Trying to compare "apples to apples"....:))

You are right. I don't know yet and would like to understand the market better. are you saying I am not able to get positive cash flow in the above mentioned areas?

I am looking to buy SFHs. Price point 300-500k.

I am looking to rent out the property to families who wants to be in great school districts while waiting to buy for whatever reason.

Hello All!

Looking into Portland rentals: long term (12 months or more) . Purchase price up to 500k. Currently in Portland driving around. Interested in areas with high chances of positive cash flow with 20% down financing. Currently I am attracted to SW Portland including Lake Oswego and West Linn.

Very interested to know stats such as cap rates and more for different Portland areas.

Would be also interested to discuss with local investors and hopefully get into strategic partnership.

Hello All! 

I would like to "learn real estate math"... :) and would appreciate some advice regarding historical performance of the rental in terms of good metrics (cap rate, cash on cash, IRR et cetera, before and after tax). I bought REALdata software (express version) from Frank Gallinelli after reading his book and presently testing it. It seems to be a decent software for future evaluation.

How about historical evaluation by plugging in 3 -5 years of data. Would be great to see the real performance. If anybody is able to share some spreadsheets or advice that would be wonderful. I am not god at MS Excel yet to program it myself.
