Steven Picker Fair enough. I am sure it was a good knowledge although probably very boring classes... Steven, what did you do to get more local knowledge in the debt investing after that not very satisfactory experience? Was it good for networking? Or would you rather meet with local REI groups instead? I hope I did not bombard you with too many questions...:)

I wonder if it is worth investing time to get the license or at least to take the exam prep course (20 hrs, $400) if you are planning to "become a private bank" and invest in debt.

I also see the loan processing course is offered locally for $250.

It seems to be a good opportunity to network and better understand the industry.

Well... please share your experience and if it is worth time/money.

On the other hand it would probably be unethical to write personal mortgages/loans being licensed mortgage originator....

Hello everybody! I would like to understand the "de minimis" exception in SAFE act and Dodd Frank. My understanding I can do three residential transactions with seller carry backs (I am the seller) per year without going through licensed loan originators... is it correct? Basically these three transactions could be done on private terms? I wonder how flexible I could be with my contract terms? Do I have to fulfill the "ability to pay" requirement in these first 3 transactions? Anything specific on SAFE act in Arizona? Thank you

@Sandy Uhlmann lots of good information to process! really appreciate it. 

my account will be in 50-100K initially I guess (a couple of Roth IRAs i currently have worth of 100K). with this account my goal to be a "BANK" with focus on notes, private lending and maybe tax liens. I am not high-frequency trader type by nature, with "balanced" risk/performance views if to be characterized by wall street terms... my goal to be equal or above 8% yield (really want to say 10% :)) while learning notes, hopefully getting into riskier assets with time (NPN) and getting into 15-18% territory within 3-5 years. Anyways these are the thoughts of the rookie who just enters the game... :)

@Mark Nolan I would like to talk to your firm to see if I could set solo 401K. my guess NOT b/o being employed and working 50-70 hrs/week with traditional 401K contributions. 

@Scott Carson Scott, what would be your choice of the SDIRA company with above-mentioned goals and funds? and considering how bogleheadish (fee-conscious) I am... :)

Currently leaning towards IRA services...

Hello everybody! I am a boglehead who is transforming into real estate investing, specifically notes investing. I wonder if there are any bogleheads here?! Would be great to connect! I have not had chance to talk to any self-directed IRA providers and by researching their websites the fees seem to be quite high. I hate high fees! :)) What would be the "Vanguard" of self-directed IRA industry who is appropriate for the dynamic note investing? Let's say I put 50k in this IRA and buy 2-3 notes or partials. What would the annual fees and commissions? Any input is appreciated!
