Interior concrete or CBS wall.  Had inspection but need to dive deeper.  Need a professional with Thermal technology detection equipment or whatever needs to be done asap.  Could be a deal breaker and I have 5 days!  Delray Beach, FL.

I wouldn't do this deal.  We can run numbers all day long, but in my professional opinion in both real estate and all other business enterprises, a Partnership should be a Partnership.  Every hour of your time and proprietary knowledge is worth every $xyz of his money.  There is equity ($) and there is sweat equity (work = $).  They are "pari passu", or certainly should be.  Most importantly, in my book of knowledge, is critical component of trust and mutual respect.  Without that, the dollars are worthless.  

Besides, he is foolish to believe he will get healthy returns during this time period if his "Partner" isn't motivated or feeling like a respected, equal business partner.  His money makes nothing without your sweat.  Don't forget that.

Just my two cents.

I've been in the Assisted Living industry since 2001 in a corporate role.  Made some decent money as a Partner in my firm, then went on my own as a consultant in the senior living industry since 2009.  I've been a real estate junkie for 30 years and love the hunt for deals, but really dislike the lending side of the deals.

I made an offer on a SF and just received a counter with a Kick-Out Clause that accepts backup offers and "kicks out" the financing contingency.  Typically a kick-out is for a contingency where the buyer (me) has to sell another property before the purchase can be made.

This strikes me as odd, no?  

The situation here is that the seller is emotional and believes his property is worth more than it is, thus he wants to keep the listing active and see what other offers he can get.  I'm fine with accepting backup offers, but not be held accountable should the bank bail or the property not appraise, etc.

@John Thedford The Quad-Plex will be a buy-and-hold, as I"m converting it into a weekly vacation "compound". The second property is a mansion-like SF that needs complete renovation and my initial plan was to flip it, but I'd like to have the option to refinance it as my primary (it's one block from me in the best location in all of Delray Beach).

I have two investment deals (and more to come) that I am seeking a lender for.  Both are in South Florida- one is a four-plex (cashflow from vacation rents) and another is a high end, historic area (not a historic house) that will have $1M of net equity after renovations. 

Here's the situation:  I am sick and tired of the endless, ridiculous institutional lending process from mounds of paperwork, run-arounds, poor responsiveness, long draw decisions, and most importantly a complete lack of big picture thinking.  Sorry for the rant, but it's the premise of this post.

I am a seasoned, highly successful real estate investor and business owner (Company Website Here) with excellent credit, cash to put down, and high net worth (mostly tied up in equity that is difficult to extract-- hence my rant above).

I am seeking a private lender to build a financial relationship with for a win/win investment strategy.  I want to execute on deals quickly without 3 months of dog-and-pony-show games and starting over each time I find a hot deal.

@Jon Huber Can you recommend local banks or credit unions you are familiar with where I can start building relationships? Looking for a HELOC at this point.
