Maybe too late to reply to you?  I just saw this.  I just finished an investment project in Delray (www.lavidadelray.com).  My contractor was awesome, reasonably priced and terrific to work with.  Master Contractors- Sandra Puerta.  She is an architect and GC (along with her husband) and knows all the people at the City for permitting.  I have fired three previous GC's... she's excellent.

I am in the same boat, but I've already purchased in an LLC, funded my own renovations, and now I need to refinance and pull my cash out (4 unit MF). I found it easier to finance through the LLC because you can use commercial lenders.

Fair enough.  I'm just so saturated with everyone's "opinions"-- largely with no facts-- and I go to BP to escape the madness and dialogue with other like minded investors.

@Matthew Brill Just curious- if you're living in one, why don't you manage it yourself and save the PM fee?  Truly just curious (especially if they are annual leases.).

@Tyler Kursh I'll weigh in here, as I've literally just gone through all of these options. Having spoken to many people here on BP, I ended up going to a local bank @AmericanNationalBank here in south Florida (they are AMAZING!) and getting a HELOC. I control how much I use, so there are endless options to both leverage my own equity and control expenses on debt service.
