Brian,  Far more real estate opportunities to buy affordable properties in Memphis, TN than Calif.  You can't possibly go wrong.  We bought a duplex in Memphis in the late 80's that we rented for many years.  This was the best investment we had ever made.  The 2 units were 1400 sq' each and we never had a problem collecting our rents.  We made a few minor repairs  and recently sold it for 5x what we paid.   

I'm still here in Calif. but wish I could go too.  Best of luck to you and your family.
