As you begin your investing career I would suggest using this website to get a general idea of the area you are looking to invest in. https://www.areavibes.com/

Its a great starting point and gives you a whole list of data that you can look through.

Cheers from Fort Worth.

Thank you Preston, I really appreciate any and all real-estate tools that provide beneficial information.

Hey Delmar! First off, congrats on the new journey, brother! It's a big leap going from military life to civvy life, and it sounds like you've got a solid game plan. Renting by the room is a smart move—getting that cash flow while you work on your BRRRR strategy is 🔥. I totally get wanting your time back with the family—it's a huge motivator for many of us. Keep pushing, stay creative with that financing, and you'll be hitting those 2030 goals in no time! Wishing you nothing but success and freedom ahead. Let's go! 💪👊

I'm an active duty AF, about to retire as well in the next few months, any advice on transitioning? Let's connect, brother!

Witty subject line, btw! 😆 lol That's a good one!

Thank you very much. To be blunt, transitioning is far from easy. But with support it don't have to be. Yes, let's get in touch I would love to talk military, real-estate, civilian life and more.

The thrill of the unknown!!! Hello everyone, first off I want to say thank you to BiggerPockets and all of the podcast guests who have made an impression on me and educated me in so many ways. My name is Delmar, I have a lovely wife and 2 beautiful children under 3 years old. I recently separated from the military and pursued a career as an Avionics Electrician, I love what I do but want my time back so I can spend it with my family. We recently bought our second home and are attempting to rent by the room with our first house. The goal is to BRRRR 1-2 more properties with creative financing by December 2025, 15 months with little to no out of pocket. Then ultimately be able to leave my W-2 by December 2030. Looking forward to freedom.
