I think a park should be fine as well. Considering we will be outside, should check the temperature for the week. The August heat can be brutal.

@Matthew Ng My boyfriend and I briefly looked at a mobile home and were told you need to check on how much is the lot rent if it is in a mobile home park, and to check if you are allowed to sub-let. 

Lot rent in California is usually between $700-800. That all by itself made it a bad cash flow investment for us.

Hello @Remington Lyman, I had a question about lenders. How long does it typically take for a lender to get back to an applicant for a pre-approval? 

I’ve been taking a keener interest in my mom’s house. There is some repair work that needs to be done. One corner of my mom’s house is having issues. It appears the slab is split horizontally and is causing some minor shifting and cracking of walls. I would like to find someone that knowledgeable and would know how this could be fixed. I’m also curious if the foundation on the problem side of the house was poured incorrectly. The house was built in 1986. I am looking to speak with a contractor and an engineer that is knowledgeable about concrete slab foundations in Sacramento California.

Hi @Brian Gerlach the cost of property in Sacramento is priced too high for a good cash flow for our situation, so we decided to look out of state.

We don’t believe buying out of state is much riskier than than buying a place on the other side of Sacramento county. If we can pull a great team together out of state and we do our homework, I have faith it could work out. Mind you, this will be our first purchase. We’ll probably make mistakes and we’re willing to learn from them.

Mark Beaty, that would be great to get a group started for Sacramento. I had found an REI group to join, but they aren't actually meeting. Even if a Zoom meeting is held, that would be great and when everyone is comfortable meeting in person again, we can transition over. I am brand new at REI and I have a lot to learn.
