Very nice of you to help, First find out how much they owe. If you can bring them current on the  mortgage, do they have equity in the house?  If you can work out a payment arrangement with them or you can take over there mortgage  payment , by renting it out then taking the difference btw the rent and the mortgage, hope it helps.

@John Walker is correct, in addition to that, go and talk with someone who has done both to find out what is involve. Good luck.

 Thanks Guys for all the input,    The challenge at  first is the 1st contractor has the master Plan to the project, this is my second rehab I am still trying to learn on the process. I Will end of firing him 

@kevin Pfeiffer : can we rewrite contract and put penalty if work is not complete or is it to late to do that?

@Randy E,   I think that is what i need to do.

@ Art  Allen, Contract  says 60 days the contract was not clear on penalty,  He says he is doing his best.  I pulled he Permit. Seem as if he does other job while delaying the work.

   I hired a Contractor for a Rehab work ,  He gave me the timeline of 60 days to complete the rehab. On the 90th day work still not Complete.   On the 100 day , I decided to split the Job and hired another contractor to do one part of the job and he will complete the rest. Which was mainly the Plumbing and Electric work in the house. The other contractor that i hired is almost done.  The 1st Contractor has been telling me he has 6 hrs of work for the past 1 month and has been delaying the work Also saying the it is to cold outside.  I do not know what to do because this  1st contractor has the Master Plan  to the house and rehab and Permit to do the Plumbing and the Electric work was  pulled by me and him because i am the home owner. 

Any ideas on how to Solve this problem.

How does Dodd Frank affect  a Lease own under contract for 3 years with owner financing. Is it ok to re-sell contract before contract is over?

If I put a property under contract on MLS for a good deal. Can I resell to another investor? In other worlds can i wholesale a property on MLS.
