Thank you everyone for the feedback, I really appreciate it.

@Logan Drew  can you recommend any portfolio lenders you have experience with?  Or a resource that I can find them?  I'm familiar with B2R's products, and have closed a deal with Lima One Capital before.

@Upen Patel I'm not looking to get a conventional loan that will affect my debt to loan ratio. We are looking to close in our LLC. Thanks though!

@Clay Manship will do, thanks!

Greetings!

I have a few properties I'm looking to refinance (one in particular that I recently purchased cash) out in Indianapolis. My partner and I are active duty military and invested from out of state.  I have a long list of banks I plan to call, but want to make sure I don't put my foot in my mouth, and I ask the right questions/have the right information available. Can anyone recommend some tips for what information to have ready for the bank call and what questions/terminology I should be using?  Has anyone used a script for this type of call before?

Thanks,

Dan

@Daniel Wolcott, Welcome to bp. Are you looking to invest locally? Depending on how much time you have left in the springs before you pcs again, a good way to get started is to house hack or live-in flip. Rent prices in the springs aren't great for supporting cash flow, but those other two options fit the fast moving sfh market. You won't find many great flip opportunities on MLS out here unless it is an REO. You may want to start there or get networked with a few wholesalers.

Tyler,

I closed on a house in North Chesterfield, VA while I was still stationed in Hawaii. It worked perfect while at the career course. After 6 months were up, we got our place rented, it's been doing great for about 15 months now (0 vacancy so far, on our second tenant). I recommend looking at the midlothian/chesterfield market. They have the best rent range compare to price and neighborhood class IMO. Shoot me a message if you want any advice, I'd be happy to tell you more about what worked for us and recommend neighborhoods.

Good morning BP! My business partner and I are looking to do more business out in Indianapolis, IN. Can anyone recommend a good RE attorney to help with LLC formation and experience closing in that market? Thanks!

Greetings!  I'm looking for a recommendation on an experienced RE attorney in the Richmond, Virginia area.  I'm looking specifically for someone with securities experience, and experience forming LLCs with 'silent' partners.  I guess someone in Richmond isn't completely necessary, but we expect to invest in that area of Virginia.

Thanks!

Dan
