I currently own 2 single family rentals and was looking to get into multi family. How do you analyze the a 4plex differ from a 12 unit? I would really appreciate the feed back. 

About  $850 per unit. People left because the property management wasn't paying water bill or doing maintenances. Water company and city pretty much closed it down. About 170k population 

What do you all think about this deal? 235 units asking price $8.5 million 0% occupancy. Built in 1971 estimate rehab $3 million from agent. Input please.

The property will be in my name. Rates are 5.25%  but the lender told me the rates just went up. Because he gave me the numbers about 2 weeks ago at 4.7.
