Definitely going after off market properties especially niche lists like pre-foreclosure probate, vacant is the fastest way to scale. “Subject to” is a great strategy for those types of properties you can offer more and still make a profit and are able to compete against other cash buyers.

What was his terms and what’s your exit strategy? Fix n flip, rental, lease option, wrap around mortgage, or contract for deed?

It depends on how the deal is structured but you could always give them some walk away money up front, or let’s say they owe 50k on the loan but are asking 75k you can create a second lien to pay the seller that 25k over a specific time which is giving them money in the pocket each month.
