This is a great writeup - I've been considering looking at bizbuysell to diversify myself.  The perspectives on time commitments and the differences were really helpful.

The exclusive agreement should be for this property only. Is the agent and outside agent or works for the builder or development?


 No, it's separate - they are looking to have an exclusive agent relationship in that county for a year.

Good morning sir congratulations on making the decision to get into the RE world. I saw your other post about getting into but you were out of Cali then. When did you move to SA? 

 Still based in Cali - looking to explore out-of-state opps as well.

Thanks for the comments, all - turns out we didn't get the investment property after all.  It did help us figure a few things out along the way.  Hoping to put that on here once I get my thoughts down to help others in their journey, as well.

Hey all, finally decided to take the jump in running a side hustle in Real Estate.  I've always been curious and needed a bit of a kick to get me going (i.e., a crazy job).  I'm looking to explore Multi-Family unit investments with the hope that I turn this into a full time gig.  Looking forward to learning from everyone here and hoping to share my learning and pay it forward to this great community!
