Ron S...I hope I am not making this more confusing.  Using your analogy... my offer Y included me asking for closing cost.  They accepted Z but sent ratification on Y.

Vera...it was lower.

I wrote and offer on a REO property. Banks says there were multiple offers, send your Highest and Best. I did....and my offer was accepted. Problem is...they finally sent the ratified contract and it's for the amount prior to my highest and best and includes closing which my highest and best didn't. Is this contract binding? Or can the bank come back and so oh no..we meant blah blah. The difference between this contract and my highest and best is about 20k.

Good morning,

I am purchasing a REO property as is. But the inspections came back with a lot of issues. So I thought why not ask the bank for some concessions. I asked for 15K and got it. What I don't understand is, the with repairs part. Does it mean that they will make the repairs? The addendum they sent reads:

"Seller approved a credit of 15K for buyer to take property as-is with repairs".

Can anyone clarify this please.

Hello all

I have found a property that I want to purchase and live in.  My question is the home is listed both on the mls (340k) and on hubzu (starting bid 217k).  Of course I want to spend as little as possible But I am afraid that if I go the auction route someone may put in a offer via mls and purchase the home.  How can the home be in 2 places? What should be my strategy that ensures that I get the home.

Not sure I how found this site.  One thing that I don't have is bigger pockets.  But I have noticed a lot of experienced people here.  Please advise me:  I am interested in a property that has been on the market over 1004 days.  It is a custom built home that ONCE was beautiful.  It has a serious mold issue in the lower level, that level completely  mold infested.   It is on the market for 230K and a  potential short sale.  The description says no contingencies.  I really want this house and I want to make an offer.  I have a 203k in place for 275K.  Should I make an offer?  How much should I offer?  Should I ask that the mold be remediated?
