Bush wasn't the best, but he wasn't a socialist, either. And, the people who moved to Canada probably belong there anyway

I strongly believe in fighting for our rights and I believe they are quickly being taken away from us by a deceptive administration. I wish we could storm D.C and remove the socialists, but it doesn't work that way. We have to fight peacefully. Believe me, it takes everything in my power to keep from running every car with an O bumper sticker off the road. I am SO angry that people are SO blinded right now. I will continue to "fight" by attending rallies, TEA parties, writing my representatives, VOTING and trying to educate people. It's unbelievable how many people out there don't vote because they "don't have a preference." Well, they're gonna have a preference after it's too late. As for the drones, they're drones and there's nothing we can do about it. I've probably said too much...

Thanks, guys! Yes, there are great deals in this area. We have one investment property in Grand Prairie and I see other good deals in the same area. I work in the IT department for a subprime servicer and can see all the potentially great deals on REO's. I was hoping to leverage this information; however, I just received a response back from our compliance department that employees cannot buy REO's we service. Cr@p!

I will fight for our children's and our country's future. I write letters to my congressmen, support conservative lobbyist groups and try to educate people with the truth, since our current administration can't tell the truth. In support of the second amendment, I asked for a handgun for my birthday. My husband wouldn't get me one because he was afraid I'd shoot a liberal.

Hi all. My name is Debbie and I live in Hurst, Texas. I joined BP almost a year ago to learn more about REI. When the economy completely tanked late last year, my husband and I shied away from the prospect of becoming RE investors. Now I'm back looking at it seriously again. My husband has a cabinet shop and his business is quite slow right now. He is very handy and has all the tools and equipment to do some rehab work. If we can get up the guts to do it, we'd like to buy a fixer upper or two to buy and hold.

I'm reading a book on investing in pre-foreclosures and the author recommends sending letters to owners in default indicating you are an investor and are interested in purchasing their property. I'm OK with that. However, he also suggests including in the letter an offer to help the owner find another place to live. Does anyone actually do this? How would you even go about it?

Yes, Hurst is in Tarrant County. I don't know the exact foreclosure rate in this area, but I think it's lower than the national average.

From what I have read on the internet, the Texas Legislature has made it virtually impossible to do lease options. I'm sure there's a loophole somewhere, but I haven't found it yet. My head is swimming from the plethora of information.

I'm not sure I want to sell my rent house now anyway. We may need to leverage the equity for more investments.

We have one rental property and the lease is about to expire.  The tenants are interested in purchasing the property, but have poor credit.  We had hoped to set up a lease option, but after spending HOURS on this forum, it doesn't look feasible in Texas.  They do want to renew their lease.  However, I just found out from my husband they have not been taking very good care of the house.  There are holes in the window screens in the front of the house.  The screens were in perfect condition when we rented it.  One of the teenage boys (who is not even on the lease) broke the bathroom door. A six-panel bathroom door!  The yard looks terrible and there are other minor things that annoy me.

I expected wear and tear on the property, but had hoped they would take better care of the house since they want to buy it.  It doesn't help that we lived in the house for 18 years and fixed it up for us, not for a rental.  We have been passive landlords, but now that we're wanting to invest in other properties, it's time to get off of our duff!  There is a clause in the lease agreement that states the tenant is responsible for minor repairs less than $175.   The screens are an eye sore.  Trust me, there are worse looking properties in the neighborhood.  One of reasons we moved out. 

So, now that I've rambled...can we require they replace the screens and bathroom door as stipulation to renew the lease?  They did make a deposit.  Should we just wait and see what happens during the next 12 months and use the deposit for the repairs should they not renew or buy next year?
