@Bryan Hancock, I believe "house hacking" refers to buying an n-plex and living in one side while renting out the other (or perhaps renting out rooms in your primary). 

I agree it's difficult to find cashflow in the area right now. San Antonio has better cashflow and lower price points. Also you'll likely get lower rates of appreciation. I am concentrating on multifamily partnerships with cashflow within the first year and forced appreciation potential. These are in greater Austin, San Antonio, Corpus Christi, and nearby areas. 

@Account Closed, I would be careful to avoid the Del Valle area which is near the Austin airport. It's likely cheap but not desirable. Also, values and rent are pretty low in Taylor. You might check Hutto or Georgetown as well.

With my most recent vacancy I had an applicant whose current address didn't even exist on Google maps. I asked them to show me a piece of mail with their name and that address. They said they would and I never heard from them again.

I am a part-owner of an apartment complex in Corpus with potentially two more purchases happening this year. My wife has family members there, some of whom do rehabs and flips.

I have a couple of Round Rock rentals. I would only add that you should see whether there is an HOA. That can be a mandatory monthly expense. In my case, they are 4 BR / 2.5 baths really close to schools.

I agree that around the 1% rule is a good target. I look mostly in Round Rock. I also look for around $400 positive cashflow per month before vacancy and maintenance with 10-15% cash on cash returns. San Antonio seems to have more than Travis and Williamson counties.

All of the apartment owners I know (15 or so, a couple thousand units total) either manage it themselves or hire their own staff directly instead of using property management companies.
