Help, I am completely overwhelmed as to where to start. I have been trying to figure out how to combine a hard money lender with a private lender to create a deal. I am starting at a disadvantage because I have no personal cash, but constantly see articles that you can do this without using your own money. Where do I began. I am a realtor so I know where the properties are, and I have identified a hard money lender for the 80%. Where do I find the 20%?

I would because you want to protect your personal assets and for tax purposes it is much cleaner.

Thanks.  I have spoken to Hard Money Lenders who would fund 80% and construction cost.  need Gap funder to assist with the rest.

This is my first attempt at flipping and I have come to the conclusion that the best way to go would be to by a wholesale property.  Any thoughts on this? Any one wiyh a list of properties in the NJ in Union Essex, Somerset on Middlesex area?

Steven, I have not flipped my first home yet, but everything I am reading says now is the best time. Having a full time job is good because you have steady income. I think we are trying to move from a work dependence to to independent owner.

Steven you might want to also flip a few houses to build up cash.  There are some great opportunities in Essex and Union Counties
