Hard Money Loan To Value

Most hard money lenders loan anywhere from 70-80% LTV and 100% rehab. What is the most efficient way to bridge the gap to equal 100% purchase price?

I've heard about all this "private money" and "equity partners" where is the best place to find these type of people? REI groups?
