Hi @Franco Urbaez great to hear from a local investor.  I know and invest in the Easton area, it will always have it's challenges, but the fact that this "artsy" complex is going in, can only benefit the area.  The old Mill buildings are and have always been an eye-soar for this city.  If that area along the highway gets cleaned up, it will certainly help lift property values with it.  Highway perception is invaluable, so for me and my investing, I'm thrilled to have the Silk Mill going in.

Also keep in mind that chances are the rental rates will be higher due to the value add.  That is going to exclude much of the Easton clientele.  I am just speculating here, but I think the goal with the development of the Mill is to is to attract transplants.

Hi @Jackie Boyd , I'm a believer in not "showing your hand" immediately.  If you are considering buying a property, you need time to due your diligent homework and research on the property before you can offer a realistic offer to the seller.  It's also a great time to let them know you will look into how you may be able to solve their problem.  I also like to give them 2 "solutions", therefore, they feel more comfortable that they do not need to "shop" your offer, because their are already 2 offers on the table.  I hope this helps!  And good luck!

I love being organized, and I was wondering if anyone knew of a better way to keep track of the properties that I am interested in through all phases of the RE life cycle.  Stages such as analyzing, calculating and bidding on, or simply watching.  I'm currently using spreadsheets in the cloud, but I'm having a difficult time keeping track of them because the images don't work so well with spreadsheets (long-story). 

Needless to say, I've searched the forums and resources on BP, but haven't found anything that is robust and truly mobile.  All of our time is valuable, so I'm sure there is something on the market that fills this need to stay focused and on top of your pipeline.  I'd really appreciate any thoughts you can share or advice.  Thanks in advance!

Hey BP! We typically steer away from properties that have oil heat (because we have one already that can sometimes be a nightmare if you don't have a very responsible tenant occupying the home). However, I've come across a few homes that I would like to purchase that have oil heat and was wondering if anyone has an estimate of what it costs to convert a typical 3/2 SFH. Any advice or experience is appreciated. Thanks!

Hi Austin,

I have been using Paychex since 2005.  I can't tell you how easy it is to administer.  You literally just email them the amount of hours your employees worked, and they do everything else.  What's best is that if they mess-up (let's be realistic, it does happen), they fix it immediately, and you can usually have them credit you a month worth of fees.

They do a fantastic job with quarterly reports and end of year tax filing as well.  I wouldn't dream of running a business without their service.
