Ned Carey...thanks Ned. First, I am not wholesaling...merely birddogging for now while I continue to be educated.

Additionally, my comps, I believe, are truly comparable; there IS already a great renter IN the property and, I found the seller to be truly motivated to make a fast deal which leads me to believe that the right, experienced person can get them to a much lower purchase price.

So, my question now is...what do I do next. Honestly, I JUST began marketing and do not have a buyers list at all. Thanks!

I'm confused because I've seen ARV as After Repair Value AND Average Resale Value. And how I was using it was Average Resale Value.

Thank you, Jon...new and nervous. Okay....so I guess what I mean to say is that the comps are much higher than asking price...and they are willing to go lower.

Okay...here's the deal. Seller has property listed at about 80% ARV, zero repairs are needed - beautiful condition, great schools, great location, great renter already in. Seller is very motivated and conveyed to me that they would be willing to go to 70% of ARV. With the right salesman-investor, maybe 65%. This is a good deal, yes? If yes, how do I find my buyer now...seller wants to move quickly.

I have a very motivated seller after just a few days of placing ads. How do I ask this forum if this is a good deal without giving away my property location?

@ Joan - Yes, Massachusetts requires that lawyers participate in all real estate transactions. The closings are always held at the Buyer's bank. The paralegal prepares all documents for the closing.

I'd be grateful if someone could tell me how the closing is different here in So Cal.

Good day. My name is Deborah from So. Cal. My plan is to begin birddogging and learning from others (and my mistakes), then wholesaling, to investor. Yup...I'm nervous but, reading the forums here at BP has helped with my analysis paralysis. My background is Real Estate Paralegal on the East coast. Ready to take action !
