Investment Info:

Single-family residence buy & hold investment.

Purchase price: $335,000

Cash invested: $30,000

Sale price: $380,000

House was bought and rented for a period of 2.5 years.

What made you interested in investing in this type of deal?

LOCATION and I was stationed in KW

How did you find this deal and how did you negotiate it?

Realtor. Negotiated$15K price down

How did you finance this deal?

VA Loan

How did you add value to the deal?

remodeled kitchen, changed flooring, and Bathroom vanity

What was the outcome?

House ended up with an open concept.

Lessons learned? Challenges?

Do not buy a house where Hurricanes happened. A lot of the investment was put on the house after hurricane Irma.

Single-family residence fix & flip investment.

Purchase price: $65,000
Cash invested: $40,000

House was "leased" for a period of six month until buyer obtained loan. House is under contract expected to sell on March 22nd at $145K

found deal to realtor.com. negotiated $10K below asking price

Made the house open concept. Again, made the Master Bathroom and Full bathroom. house needed whole new kitchen, bathrooms, flooring, and walls.

What was the outcome?

approximately $40K profit

house flooded on the 2016 flood. House was bare-bone and we did most of the work.

What made you interested in investing in this type of deal?

house had good structure and it seam barely was to fix

found it on zillow and negotiated it down $10K

How did you add value to the deal?

house needed everything new. from walls to pluming. Made the Master Bath a full bathroom

What was the outcome?

after closing cost we made about $30K

find a contractor instead of doing the work ourselves.
