Hello - 

Is there a way to purchase a CMA (Comprehensive Mark Analyses) - type database to quickly run comps on a house? I looked and don't think BP offers anything like that.

Awesome!  Thank you for sharing.  It is always nice to see before and after.  Everything looks great.  The only question I would have is why did you decide NOT to open up or change the layout of the kitchen?   It looks like you kept with the same layout of the house, but, wondering about the kitchen.     thanks!!

Hi All -  

I wanted to provide an update regarding getting financing for our LLC Rental Property. After much research, and discussions, we are going to remove the house out of the LLC and put it in our personal names, then we will take out a regular mortgage. Since the red tape is more cumbersome, and the rates are higher, I'm not quite certain of the benefits of having the property title in the LLC. But my brain does not have the capacity to think about that right now. I just want to get cash out of our current rental so that we can go buy another one :) Thanks for all the great advice.

@Robert Ellis  Our Business Plan is to purchase Buy and Hold rental properties for longer term investment and to offset those with some Enhance and Resale properties.  We plan to renovate all properties into high-end sale or rentals.

@Krista Goodrich  Thank you for your perspective.  As a designer, I have a burning desire to design something out of the norm and I'm thinking a VRBO would be the perfect place.  I feel that outside of location of the home, the home itself and the design and amenities will draw potential renters.  Of course, the location of the property would dictate the design style, as well as the amenities available.  

If it were me, I would file a police report.  Take a lot of photos of the place without those items (I'm assuming you have before photos when they moved in), go ahead and move forward with replacing the items (keeping all receipts) and get the place rented, then file a Small Claims Lawsuit against them.  As long as you can show evidence of hostile tenants and proof everything is now gone, you should be able to get a settlement.  It may take a while to get your money, but at least you have it all on record.   Good Luck!

@Greg Scott A few factors that led us to believe that putting any real estate investment property into an LLC is: 1) my boyfriend/partner and I are not married; 2) he owns a business and we want to protect any of our assets from liability there; just to keep it separate from our personal finances/home. If our real estate investing is under an LLC, why would we not want our properties titled under it as well?

Thanks @John Underwood.  Yes, we would probably just want to break even and have renters pay for our vacation home.   We are big VRBO renters, and we've had great high-end places.  They weren't cheap, so we took very good care of them.  I think it's worth researching and maybe putting this on our 2-year plan!
