Hey Zion! 
For your first investment property, there are single family homes all over greater miami where you can get a conventional mortgage and use it as a rental. With a $100k available for down payment, you could purchase 3 homes. Another idea is to invest on Miami Beach where they are smaller, older condos with smaller HOAs.

Hi Ashley - I have someone. He lives near the airport and he cleans for a couple airbnbs on Miami Beach. He also cleaned my MB rental before I moved. Can we private message on BP?

Regarding property management, check out Ken McElroy's "ABCs of Property Management". It is very detailed and covers how to evaluate and manage property management companies. It's available on Amazon. If you go to his webpage (http://www.kenmcelroy.com/) and click the Resources tab at the top, you might find some very useful tools.

Not sure your marriage would survive all the drama of living in a rehab-in-process but you might consider an FHA 203k loan to purchase and rehab (if the government decides to go back to work). You would have to live in the house for a year before you could sell or rent:
