Hello, 

I have a handful of properties and have been in the rental business for several years. However, I have never worked with a "Corporate Lease". I recently posted a listing and I have two applicants who are inquiring with a corporate lease. I'm not familiar with these. I would assume I'm signing a lease with a corporation (their lease?). The income from a corporate entity sounds appealing, however a team of corporate lawyers doesn't. 

Any insight would be appreciated!

If a tenant clogs a toilet and sink is that their responsibility? It's not specifically spelled out in the lease however they checked on the move-in/move-out form that everything is working properly? I have a standard Arizona MLS lease agreement but it doesn't reference it.

Hello,

I would like to get opinions on the best E-Payment system out there for collecting monthly rent. I have a handful of rental properties and have been using PayPal for years but it seems to always cause confusion with new tenants (selecting personal accounts over business). If they don't set it up right the payment gets charged a percentage. I'm looking to change platforms. Any recommendations on the easiest and best payment platform would be wonderful.

Is it permissible to rescind a lease offer after the offer has been verbally extended and the lease was sent to the prospect for signing? I extended a verbal approval and offer to rent my property on Thursday. The lease document was sent over to the prospective tenant via DocuSign on Friday am. The prospective tenant has several requests for accommodation and modifications to the lease. I accommodated some of the requests. I sent an updated lease DocuSign document yesterday am with the modifications. The tenant has more requests and some questions around the funds due (which is really straight forward). I would prefer to not lease to the individual as this has become quite laborious and potentially a sign of things to come. The DocuSign offer expires at the end of the day today. Regardless if they sign today I can always not sign myself. Any insight would be greatly appreciated as I haven't encountered this before.

I have a property that has a pool in Phoenix, AZ. The property complies with the local regulations (self closing gates with locks leading to the backyard, 6ft walls, self closing patio doors to the backyard, etc. The tenants have signed off on all of the pool disclosures and have agreed to full responsibility. The tenants have two teenagers. If there were small children It would be an absolute to have a surrounding mesh fence. My question is would installing a mesh fence around the pool provide any additional benefit and/or liability coverage for the property?

I always struggle with “normal wear and tear” regarding wall damage after a tenant moves out. Do you charge for painting over numerous nail holes in the walls?
