Like several people have mentioned, the podcasts are full of valuable information. You will also want some "live" experiences on the ground wherever or however you decide to invest. You will find many different products in Memphis as you begin to learn what our market has to offer. I grew up in Memphis. You will also hear from plenty of reputable businesses on BP with different products/investments.

Welcome to BP and the world of investing in RE and welcome to the idea of investing in Memphis. Memphis has some fantastic options for investing. I see you have been doing some research with a Turn-Key product. There are some very reputable companies in Memphis that offer that product. @Alex Craig is one I know of for sure that will lead you down the right path if that certain path is for you!

My program is a little different. I manage hedge funds and private investors in the Memphis area. I am also an investor myself. My program models the "BRRRR" strategy that you might have read about on BP.

Very important to vet your source of properties. You absolutely have to trust your source!! I'm a licensed agent here in Memphis and I have been for almost 15 years. "Buy right, or don't buy". Good Friday Afternoon!

For those of you I haven't spoken with or met on BP, my name is Dean Harris and I am a licensed Real Estate Agent in TN & MS. I specialize in managing investors/hedge fund portfolio's that invest in Memphis, TN. My program for my clients models the "BRRRR" strategy and we are having a ton of success with ROI's in the mid-teens on a consistent annual basis!! That's excited stuff going on in my city for sure!!

I am curious today though to hear about some other success stories in this area.  If you will, share with me what you are having success with and maybe what you arent having success with. I will be happy to answer any questions on what my clients do and what I do personally. This should lead to a pretty good discussion!

Aquila Phillips I represent investors in 38118, 38116 and many other zip codes where are having ROI's in the teens. Each investor will have their own criteria and areas they will like and dislike. James Tatlow Welcome to Memphis! Please be sure your source for properties is experienced and can be trusted. Those zip codes aren't in Germantown. I represent clients that use the "Brrrr" method for buying. There are very reputable TK providers on BP in Memphis as well. @Anne M. I would be concerned that my source of properties only makes it to my target market 1 time per year. You mentioned she comes to the U.S. 4 times a year and you mentioned 4 markets. This would be a major concern for me as an investor. I would recommend teaming up with someone who lives in Memphis and knows this market and is an 'Active" investor.

I would make sure you got as much information on exactly what you are buying. I would seek out all the advice from the local investors that you could. I am an investor myself, I represent investors in the Memphis market and I am happy to answer any questions or help you vet a deal. Memphis has some of the very best investment opportunities and there are several different options to choose from and there are many, many good resources on BP that are willing to answer questions.

@Travis M. is extremely knowledgable as well as the Memphis Invest team members. My initial post was letting you know about a different product that I provide. Point being, there are many options in Memphis and some of the most reliable people are on this thread! 

I did discuss financing options on The Memphis Real Estate Hour yesterday (shameless plug) with @danbutler. We discussed 6 different ways to obtain financing and our response was awesome! This is valuable info for new investors no matter which product you choose to buy!
