Hi Tony,

Yes this will remain our primary residence. We currently rent the property.  You brought up getting a good attorney/closing company, I've talked to one attorney in nashua who helped (my wife works at sub shop and makes lunch for him, her boss recommended we talk to him) but I like to meet people and get multiple views and opinions. So is there an attorney or closing company you (or anyone reading this from the southern new hampshire area) would reccomend I chat with?

@Raymond McGill I didn't take anything you said as mean or insensitive at all. You are right as a current dwelling it can have more of an emotional involvement, I agree. My next course of action I think is going to be to sit down scrutinize the numbers and then find a local investor or 2 and get their feed back as well. 

@Jt Vega Thank you for your response man. Yea we tried an fha last year got into a promising contract (we were using a IDA to fund the closing and part of the down payment) on a short sale n a big bank decided to throw in one last request (to the sellers) at closing and they wouldn't budge with the seller on it so the seller got up and walked. And after that our IDA lapsed n we bought new cars (as they were needed anyways). So now we are trying to rebuild our credit. A duplex wont really do where we have 6 kids n a dog. Hahaha we'd be living a little tight.

@Russ Draper Thank you for your input. We were quoted by one company $9,000 for the foundation (to have rods and plates placed to hold it together and fill the underneath of the slap with foam and raise it back to place). At that price we would have that but little for the down payment.

   What was your foundatiin situation like if you dont mind me asking? 

@Raymond McGill Thank You as well. Your right I should find the number that works reasonably for all of us and go from there.

So we (my Wife and I and our 6 children) live in New Hampshire and have lived in this house, in a great part of town, for 2 years 9 months. I have asked the landlord about selling to us in the past and they have now agreed. Great, but they won't name a price. The house needs work they dont wnat to do. Like the foundation under the 3 season porch has a major crack causing the slab to slope and seperate. I've had a quote done and am currently looking for another, the house also needs a roof, could use some siding work and windows. For interior just cosmetic self touches, i.e. better fixtures cabinets and so on. To my understanding because of the foundation issue the house wouldnt qualify for a loan and we dont have the 20% to go conventional. So we are trying to go creative and do owner finance. Because they wont name a price we are getting quotes for the essential things and using them as justification for our offers. But how do we do this? What are or where would we find the leagalities governing owner fianance in New Hampshire? What does the closing look like in New Hampshire, how is it structured for owner finance? Sorry this is our first purchase but we plan to maybe get another of her properties if this can work out.  Any help would be cool. You guys and gals are awsome in advance. Thank You.

That is way too much for that area of town, its ridden with drug use and violence. Right outside of that neighborhood is ok and crownhill is also a good rental. Theres a foreclosure on a duplex not sure bout details aside from its at 61 allds st. But a 2 bedroom in that neighborhood can run an easy 1100, 3 bedrooms 1350+.

Thank You Ann I will be looking him  up. Another question.. with that eviction agreement were you able to recoup any back rents (if there were any), or was it just 300 for these 2 weeks and we all walk away?

Ann Belamy Who was your attorney in NH? Are they still practicing?
