We gave him that chance after the first time he went to jail for a couple of weeks.  It is time to move on.  We will try to ask him about relatives.

We have a tenant that I inherited from the purchase.  Just found out he went to jail and then after jail he goes to rehab.  What is the best approach the make sure he is gone?  Can we get him to sign something that says we can move his things to a storage unit?

We own 33 doors instate, but we are looking out of state at a mobile home park that has its own well and septic system.  Our current doors are all single and multifamily.  Should we steer clear of a park that is not connected to city utilities?

We have agreed on a purchase price on a 5 plex with 5 garages and a 4 bedroom double wide on the property. The title search just came back on the double wide showing no title. Seller says county will not issue a title, no record of their ever being a title. Will I be able to get insurance on the double wide without a title?

I have looked but don't seem to be able to find a lease agreement form for storage units on this site.  Is there one available?

We have 13 rental properties.  Several that we have paid cash for and 5 that I have used private money to fund.  We have 8 completely paid off and our credit score is very good.  I have a full-time teaching job, own a lawn care business and invest in real estate.  My son has now partnered with me and he makes really good money at his sales job.  It is not like we are a high risk loan.

I am purchasing 2 more single family rentals and decided that I was going to put 20% down and finance the rest through our local small town bank.  They are telling me that I have to get a commercial loan since the houses are not our main residence.  They will only go 20 years and 5.45% interest on a commercial loan.  It seems like on here that most people are getting loans for 30 years and lower interest rate.  What do I need to do differently and is it just our bank or are more people running into this problem?

Update on the service animal.  I told the renter that I wanted written proof.  I got a short typed paragraph from a medical professional stating "It is my clinical judgement that this individual would benefit from the allowance of a pet companion at the residence."  

I called the doctor and she said it was not required only recommended.  The doctor goes on to say if it is allowed then the client should assume responsibilities for damages.

Am I pushing to hard?  Do I still have to allow the dog now that it is not "required", but "recommended"?

Any help is appreciated.
