If so explain, because I am under the notion that right now is the time we need to be buy and holders. Explain if you would and trust me this is not for me because I am a buy and holder just would like for you explain why you have decided to fix and flip in a market where buy and hold is KING.

Why not get a elderly person or high school to hand write the addresses for you? We send out our own and as said before in other posts. You send the letter I will send the postcard lets see who gets the better results. So you have identified 2,000 absentee owners in your area. What makes you think that there are that many? I like the method of canvasing an area and then getting results that way before I start sending out money on lists and postcards and stamps without really doing a little area first to see if the campaign is worth your time. But, that is why this is such a beautiful world because so many love to reinvent that that has already been invented to suite their needs.

FOR FREE, but now you are going to be working HIS LEADS. Wholesaling is very easy and not complicated, but to work for someone else that is what most are doing now a days and they hate it. You are going to make him rich and you get NOTHING or PEANUTS.

Send me a couple of your deals and I will work them for you and then after you get one of them you can pay me what you feel my advice was worth.

I would say regardless of what someone tells you. Do the numbers if they come out the way you say I would go for it. The thing about the smaller investment properties is that appreciation does not affect them. Either a property CASH FLOWS or it doesn't. In the smaller markets everyone is so afraid like this thread did I buy in the right area. If it is not a war zone then GO FOR IT. If you get into one and the deal does not go the way it should at least you have not lost your shirt.

Good deal and continue to read, but do not get the analysis paralysis like so many do. They read and read and read and then when it come to pulling the trigger they get cold feet. My philosophy is on the job training is the best experience. Find a little small fixer and work on it and learn so much from that and the threads until you will become LETHAL.

If home has been vacant for 10 yrs and taxes are current. Then someone a family member or friend is keeping the home up.

I would also go to code enforcement to see if they have any jurisdiction.

Speak with the local postal carrier or post office and see who gets his mail. Someone obviously is taking care of his affairs.

Send a postcard and see if it comes back or send a letter certified return receipt in ref to the home. If it does not come back then you know someone is keeping the house. Maybe they are waiting to get some MONEY to fix it themselves.

Sofia I have a list of properties in the suburbs of Detroit. But, you have never been specific if this is going to be your primary residence or if this is going to be a rental property.

Be more specific because there is plenty of information out there. I invest in Detroit and surrounding areas so I could help you with what you are looking for if you are more specific.
