give me a ring if possible.   I am in real estate and vacation rental property management in PCB, 30a (rosemary beach) and Destin area.  Only certain properties will be rented by snowbirds on the winter.  One or two bedroom condos with a master on the gulf is what rents easiest that time of year.   But even if it doesn't rent in the winter,  you should make enough from March to Labor Day to cover your expenses,  mortgage and all.   I can help explain more when you reach me.   Thanks

Many of my customers do the same thing.   Not every area allows vacation rentals though.  As far as I know, no place on the Atlantic allows them and only the pandhandle and Tampa/Sarasota area do on the Gulf.

Hey Blake, this is a good place to start.  I have helped a couple investors buy in my market ( I cover Panama City Beach, Beaches of South Walton and 30A and Destin).   I have also had some good conversations with some folks on this site that are just learning about the vacation rental strategy to bundle with their other strategies.

There is no one source for this information.    What you'll have to do is call each individual management company and they will give you averages.  Or you can call each individual condo you're considering and ask for that information.

This is something that I do, being a Realtor in this market, for every customer I work with that wants to do vacation rentals.   I can even give you some management companies to check on to help you rent it.   The most productive means is renting yourself though on VRBO.com.   

For the HOA's, in most cases, they include almost everything. They nearly always include water, sewer trash and cable, exterior insurance, management and maintenance, and security. Most of the newer buildings also include wireless internet and put money back to fund the reserve account. What you should definitely expect to pay is power (included in a select few condos), taxes, inside insurance (contents plus liability). The state of Florida also charges a bed tax but usually that is charged to the renter.

Guys 30A and Destin typically charge 25-35%.   Yes Sandestin charges a crazy 50%.    There have been management companies popping up left and right and since most of my business is vacation rentals, I will have one up soon and will be charging 17.5% or 20% for those producing less then 20k a year.     My company name is EmeraldCoastBeachHomes.com.    It is sales now but rentals in the future.  

The main thing you need is a company that will advertise on VRBO.com.   That is the most productive tool around, even more so then the on-site management companies.    Go with a smaller, more boutique style company because they will often offer other incentives.   For example, my plans are to provide bikes for renters along 30A and even stock the pantries and fridges for the renters at there expense.    This should be a good means of retention.   Another thing I will be doing is following up after they check in asking them to rate not only their experience but the cleanliness of the room (keep cleaners held accountable) and offer a small incentive for them to make another reservation immediately.
