This home says "Make me pretty."

I can tell you right off the bat, this is not a pretty house (currently).

But, what exactly are you expecting at a price of only $6,000? This is your job as the investor to see what it can be.

Use your vision and your skill (or connection with your trusted contractor) to get this thing fixed up for rental or resale. My thought is that this would make more sense to fix up and have as rental. You can accomplish some good ROI.

Here is a commercial building in Mt. Pleasant area in Cleveland. It is currently set up as car shop with 4 car bays and 4 car garage with a bathroom on-site. The roof is in good shape but the back portion may need some work as there are some leaks on that portion. The electrical is working as expected. There are some minor plumbing that needs to be adjusted/replaced in the bathroom area, but the water line is working. 


The backside of the building will need some work with some concrete patch up. In general the exterior and interior needs updating, general repairs, clean up and paint.

This is a Duplex (2 units) with 2 beds and 1 bath for each unit. The property has been empty for a while now so the house really needs some updates and work done. There are no major repairs needed immediately.


There is drywall and ceilings that need repair and it may require new flooring. It could use a kitchen/bathrooms update and outside could use some touch-up.

Even if you use $20k on just repairs and pay $1k on closing costs, this still comes out to over 20% ROI, and now you have a renovated nice cash flowing Duplex. This is a great way to increase your units and your 'passive income'.
