@Josh Fox have you thought about STR marketing? Feel free to shoot me a DM if you'd like to learn more. It's a lower cost of entry path you can take if you cannot invest in a property at this time. I'd also advise against arbitrage for the reasons others stated above...

I help with the logistics of the investment and the PM after the purchase for equity while my partners put in the cash into the investment for their equity. @Matthew Powell What market are you looking in? I agree AirDNA isn’t great if you’re just using the free version. With that said, I have found success in providing a more modern property on Airbnb when surrounded by older properties. Happy to chat about that experience if you’re interested!

I have had great success in certain markets, such as Myrtle Beach, SC. Short-term rentals (STRs) are definitely more involved but can be more lucrative, as Gran said above. If you ever need advice on anything, I have some great systems in place to make it more hands-off.
