I give the tenants a choice. They can pay an extra $500 up front each year (non-refundable per rent) or they can pay $50 more per month.

They always choose the $50/month, but they appreciate that it’s their choice.

@Matthew Irish-Jones is it safe to assume that your PM fees are also not being paid? So you are forgoing your normal income because of the moratorium.

Sugarland and Richmond are both good markets on the southwest side of Houston. There is job/population growth all over Houston, but a lot of activity in the north Houston suburbs (The Woodlands) fueled by a new Exxon campus. Sugarland will have higher taxes than Richmond.

Houston is an amazing market as far as job growth and population growth. Just need to be careful when evaluating properties because the property taxes are higher than other states. Texas doesn't have income tax so they make up for it with property tax.
