When I talked to him on the phone, he sounded really confident that he could sell his home for $1.2. Since he's a broker, I asked him how he got to that number and he said he ran a CMA himself. With all of the information Theresa gave me, I doubt he could sell his home priced in this market. With that said, he said he wouldn't want to waste my time.

Thank you guys again for all the help! I really thought this was going to be my first deal! I'm going to keep trying and make it happen!

Brandon Turner, you are correct! I called this guy today and he is a licensed broker. I asked him if I could do a lease-option on his home and he said he might consider it.

He wants $1.2 million for his home, $3500 - $4500 for rent, and a $8000 - $10000 deposit. I'm not sure if his home is worth 1.2 in today's market. How do you determine a fair market value of his home before I meet up with him? I think I can make a great deal with him that I can profit on but I'm afraid he's asking for too much.

What do you think?

Hey everyone,

So I sent out e-mails on Craigslist ads to possibly do a rent-to-own/lease purchase or buy their property with all cash. I got the following as a response:

I may sell on installment or option.

What is selling on installment? Also what did he mean by selling on option? Does that mean a lease option? What does this sound like to you?

Everyone here has some great ideas! As for the yellow letter campaign, what do you say in your voicemail when they call? Or do you answer the phone and talk to them directly? Any help is appreciated. Thanks.
