Does anyone know the current code?  Was hoping to upgrade tonight before prices increased and wanted those freebies that often come with the discount code.

This may have been one of the most useful, insightful, practical discussions I've come across (all are good on BP, but this one stands out!).

I'm in a similar situation where my property is being purchased for 130k and the est. rebuild cost is 170k.  Not sure which coverage I'm going to take just yet!

@Jake Thompson - Thanks Jacob!  It was definitely a great feeling after every milestone throughout the journey and then some anxiety in between.  There are definitely a lot of small milestones from start to finish (analyzing deals, visiting properties, making offers, closing, rehab, listing, property management, etc.).  However, every time we hit something new we did a lot of research and reading on Bigger Pockets and by doing so, we gained a lot of experience and knowledge.  Good luck with your management!

@Jon Ree - Sure! We searched around different pockets of Philly and ended up getting one near Manayunk/Roxborough, an area which we are familiar with and have visited personally.  The numbers:

  • $139k Asking price
  • $125k purchase price with $5k in seller concession
  • $14k in Reno costs (would have been much less but due to our circumstances -- bun in the oven -- had to contract some work out)
  • Rents for $1,400/mo

Thank you all for the support and kind words!  I may be getting ahead of myself, but I am starting to seriously consider going commercial/smaller apartment buildings (10+ units, and not necessarily in Philly).  This was a great first deal but I definitely see the appeal and benefits of multi-family / apartment buildings.  It is back to the books and the forums again and hopefully more networking with many more of you guys and gals.

@Arjay Vergara - Was this a Fannie Mae loan?  I was told that Fannie Mae loans for non-owner occupied properties can only have 2% seller concession?

I've got a question for the forum, you said :

I'm in the process of closing the deal on my first purchase of a non-owner-occupied purchase ( I currently already have one rental, which I lived in for years before moving and renting).

My mortgage guy (who I trust) said that Fannie Mae would only allow a seller's concession of just 2% of purchase price for a non-owner occupied. And in fact, my final accepted offer was "130k with 2% seller concession." You got 4% (5k of 125k). Can anyone explain - is my guy wrong, or did this purchase fall under a BRRR kind of rule...?

This is a long story - I will try to summarize.  If I miss something, please ask.  All thoughts very appreciated!

A tankless water heater was installed before I owned the house.  I had my plumber service it and during service, damage occurred.  The damage is result of the tankless being installed improperty (the dump line was ran, and hidden away under the furnace where it was not connected to anything and not visible).

Through the serial number, my plumber found who purchased it (Plumber C).  Plumber C also filed a permit with the city (of Dallas) for inspection.  It failed inspection and was red-tagged.

My plumber said Plumber C is liable, under law, essentially because of the red-tag.  Statue of limitations has not run out yet.  I asked another plumber for an unbiased opinion on the "plumbing law" and he agreed that Plumber C, who installed it, is responsible for damages.

Plumber C's insurance apparently does not have the provision to cover this damage, I'm not sure why as I don't understand all the insurance jargon, nor do I completely trust that the insurance company is just loopholing and trying to avoid a payout (the damages were about $10k).

I don't want to put a claim in on my insurance because my deductible is (in my opinion) expensive and I don't want a claim against me (this is my personal residence). 

If I have to use MY insurance (if Plumber C insurance deny's the claim), will the subrogation process (my insurance going after someone else who's at fault) go after Plumber C's insurance?  Will they go after the previous home owner who did not disclose (on seller's disclosure) that the tank was installed incorrectly (they must have known because they were the owners during the installation)?  Or will they go after the title company (someone mentioned this to me), because the title company did not catch the outstanding red-flag permit on file with the city?  Or will they go after Plumber C personally?  I don't mean "go after" in any mean-spirited way, just lack of a better term.
