Worst case scenario, use 40% debt expense.  You never know what's going to break or if you'll have a vacant house for months to come.

$1200 a month for 12 months = $14400
$14400 x 60% (the difference that you'd be keeping) = $8,640 net income a year
$8,640 divided by the price you paid of $153,000 = 5.6% cap rate.

It may not be that low with real numbers but I'd like to see something closer to 10%
