Sounds too good to be true in my opinion. Is it an auction home? Foundation issues? I'm wondering if it would probably need more repairs than $45k given the spread between purchase price and ARV.

On another note, there are lots of investors out there with cash.  If the deal is as good as mentioned, I'm sure there will be cash buyers willing to pay that or more with a quick close.

What depreciation? Let's say I buy and sell the same house with the same example in 6 months time.

I would pay tax on the gain right away that same year or as I collect?  I have had mixed feedback from a few CPAs.  Some say I would be responsible on paying tax on the $40k even though I have not received it.

Example: All in costs on a house $60k, sell for $100k (10k down and $90k seller financed @ 10% for 30 years).  I would like to know what taxes are owed and if they are immediate or paid as the monthly payments come in?

Do I have to pay capital gains tax on the $40k even though I have not received it?
