Its a great market! Tons of jobs and growth which allow for better tenant selection, low crime/safe, etc. Forbes rated it as one of the best places to live. All of the surrounding areas are good investing areas (and cheaper) as well. Feel free to PM if you'd like. 

The only downfall, is that cash flow has been hard to keep up with current market conditions. Prices steadily raising, but rents have been slightly slower to follow.

The issues the inspector called are obviously common with older houses. Overall it doesn’t seem to be too terrible for what you’ll find in oshkosh being an “older city.”  
i agree with the above comments of worst case scenarios are not as likely as an inspection report may call out. Everyone’s afraid of furnace replacements but there are plenty of very affordable HVAC and plumbing contractors around (PM if you need one - a $5k credit could likely cover both furnaces). The windows have been the only struggle point I’ve had in the area with such lengthy lead times for everyone

Hello from Appleton. There is a fairly large RE community in this area, a few REIA groups that have regular monthly meetups. To be honest, not as many local investors are on BP as you'd think. Best way to start out is networking and meeting others with similar goals and interests.

Hey, local investor in the Fox Valley here. You just need Rental Dwelling Insurance. The amount of coverage depends on you - whether you just want to cover mortgage (with extra) OR cover full replacement value as those premiums could differ quite a bit.

Hey Matt, local inventor in NE Wisconsin as well. Its definitely a great market to invest in with being lower entry cost comparative to other parts of the country - as well as very low crime, stable job market/income and quite an underserved area in terms of availability. Discussing a deal with a seller and having difficulty trying to figure how to really do comps on it.

The property is 7 bed / 3 bath. Within it there is a 3/1, 1/1 on ground level, but then there are three units on second floor that share a bathroom and kitchen space.

Would it be best to try to comp to a three unit on recent sales? Or treat it as a 5 unit with an income approach? Such a huge spread in values between the two. I know a shared bathroom wouldn’t have same value as en-suite. It isn’t far from a college campus so likely would be a target audience so don’t think it’d be difficult to fill.

@Michael J Ciske you’re on the right track. It isn’t a bad area to invest in at all. I have a few units in the city that perform really well in terms of cashflow.
