I'm working on a home flip in east Mesa, AZ and need a referral for a good staging company.  Can anyone out there refer me to someone they have used for their own property sale?  Thank you!!!!

Thanks Rachel and Chris for the recent replies to a slightly dated thread. I did get going pretty good on my RE blog but have recently loss some momentum so these supportive comments came just at the right time!

If you have the cash I would definitely do scenario one, you are leveraging more and getting 27% of your initial investment back as soon as you get the lease! Make sure you have enough extra cash for any miscalculations in the beginning.

If it were my 40k I would purchase two condos in AZ or NV all cash. Then you would have equity that you could move into a larger property through an exchange, if you desired.

Find out what the owner is interested in or needs. Things like hobbies or services... then find out if you can give him those things instead of a down payment.

Ex: Maybe he needs help moving and you have a friend who has a truck.. offer to help him move to lower your down payment.

Get creative!

My partner and I are in the process of purchasing an RV Park in Texas. We are trying to think up some ways to increase profits other than reducing the expenses. Besides laundry and vending does anyone have any suggestions?

Josh, Of course I am interested in having a blog through BiggerPockets. The built in network is something that would definitely take time to get on a new blog, I still am interested in creating a seperate blog as well. On the advice side of things how do I choose writing content? As a new investor I don't have a particular investment approach. How does a blogger sift through all the material out there and create an article, is there any method to the madness?
