Note: I could be way off on the calculations

With the mortgage calculator found on this site, your monthly payment will be $4384.44, while you will only be pulling in $2625.80, based on the monthly per unit cash flow provided ( Which I think is how much after all the fees you will make??). So you will be ~$2000, a month. From what I have read on this board in order to make money off rentals you need a better deal as rent is lower than what houses cost in most areas. In order to make money on this you would have to significantly pay less for the property. But I may be wrong so I would wait for some one else to chime in.

Mold can rot through wood, but more importantly mold will cause numerous health problems, and you will not sell a house with mold. If you try to sell a house with mold knowingly and do not tell the buyer, they can sue. Even if you sell 'as is' if you try to sell a molded house (or any other known big damages) it may constitute fraud. The best thing is to either run away from the house and never look back, or spend the money to have a professional take care of it.

So in short to answer your question: Any type of mold is potentially life threatening, and it can damage the wood.

Hey,

I am looking to move to Colorado, and get into business of real estate investing. I am reading what I can about the business, looking up real estate laws and what have you, but I am more of a 'do it to learn' type person.
I am 18, and out of high school. I have taken several business classes. If any one would like to have a young, bright, apprentice to get their coffee while learning the business; then I would appreciate if you would send me a PM. I am not expecting a hand out or anything of the sort, nor will I spam your inbox or the board begging for a chance. I have a decent background with power tools and construction.

I have looked around my area for any kind of real estate investing group, but there does not seem to be an active group, in a reasonable distance from where I live. If anyone is interested in helping me learn the business it would be appreciated. I can provide any more information you would, but would prefer to do so via private message or e-mail, as to not cluster the boards. If you read through all of this I would like to thank you for your time.

The only thing stopping me is not having a job in the new state. I would like to go some where with mountains, or a beach, to feed my boarding needs. I was considering northern California, Colorado as my main choices, but my heart is not set on either. Again I have enough money to make the move, I just do not want to jump states without having a job lined up.

Thanks James. As stated above I am really interested in real estate investing, but I want to leave Kansas, so if anyone is looking for an intern or something of the sort I'd be more than willing to relocate.

Hello, my name is Derek Bowles. I recently graduated from high school and I am very interested in real estate investing. I have been reading the posts here for awhile and have finally decided to join. I also plan to move to Colorado so if any one from there needs an intern ( :p ). I have already learned a great deal here and hope to continue learning.
