I'm not sure if there is a tutorial, Id like to see it if there is one. However, I remember someone was sort of detailing it in one of the recent podcasts. I believe they referred to D properties as areas with regular violent crime and C properties as areas with regular non-violent crime but virtually no violent crime. B as more hardworking family areas and A? I dont think they went over it but I think it really needs no explanation.

Thanks for the welcome everyone!

@Ned Carey : "Trust me there are plenty of duplexes and triplexes in Baltimore"

The only places I have seen first hand have been the houses in Charles Village and those are pretty far out of my price range. Zillow and other web sites are not much help as they do not show many duplexes in search results, I hope this world can open up to me. I also find it funny how in the podcasts Josh, Brandon and guests talk about purchasing houses in the sub $50k range where it seems in Baltimore and surrounding areas you would be restricted to D properties.

Also, ill have to devote a good chunk of time looking over your blog. Thanks for the link.

Hi all, as requested by Josh and Brandon in the past few podcasts, I have decided to enter the forums to become more active in all aspects of real estate investing. I currently live in Baltimore, just bought a house in July in Hampden and am renting out a couple rooms to live better. No big deal as I have lived with roommates for quite some time. Currently I'm saving up and doing some repairs on this house as I plan to stay here for 3 years at least, buy another property and hold this in the future. That is the minimal goal, perhaps I can buy another non-principal residence before then, lets hope. Anyway, looking to purchase single families and duplex/triplex(although I cant really find any around here) in the future.
