Hmm I honestly don’t know. It just gives me an annual revenue with no breakdown. Even if they did include their management fee, though, it’s still VERY different from the airDNA estimates. Wouldn’t be anywhere close even if the fee was added back.

Quote from @Robin Simon:

Hi Dayanis - I'm a lender that uses AirDNA to underwrite revenue for a ton of loans, we have found it to be a great tool and very accurate, typically double the earning potential if utilized as a long-term rental.  Keep in mind any projections run by a selling agent / property management company (VaCasa) should be taken with a grain of salt, since there is a conflict of interest and they are incentivized to pitch the potential of a property as high as possible

Hi Robin. Thank you for your response! I guess this is my concern. I would expect them to give higher rental estimates but instead their estimates are well below the airDNA estimates, which makes this property that visibly looks like a great rental, seem not profitable enough.

Hi everyone. I’m working on finding an investment property and wanted to hear everyone’s thoughts on airDNA for rental estimates? I found a property I’m interested in but the airDNA rental projections are nearly double the projections provided by the selling agent (projections run by vacasa). I also used mashvisor and their projections were much closer to vacasa’s than airDNA. Does anyone have any experience with these?

Hi everyone. New here and working on getting into real estate investing. I'm hoping to find a good real estate agent in Tallahassee, FL that is experienced and willing to work with investors. Any recommendations would be much appreciated!
