I would look up your state real estate licensing department. I'm not sure what the laws are there. Many years ago in Maryland you didn't need to be licensed at all to be a property manager. Here in Arizona, you must be a licensed Realtor, and your broker must approve you to work in property management.

As far as LLC, you are not legally the owner, you would be controlling member or manager.

For traditional lenders, you can take the mortgage in your personal name, then quitclaim to LLC. This could escalate the due on sale clause and, though I have never seen it happen. Some lenders may allow you to take a loan in an LLC with a personal guarantee.

I use Buildium as well.  What type of documents do you need? You can upload leases and such to the tenant accounts.

If the new lease does not state that there is a garage door opener, then I see no reason why you have to replace it. Tenant may complain about it, but it's not a requirement to have. Curious, how will you access the garage now, though? I would think you would have keys to all of the doors for access, especially to the one that has utility access. What happens if there is an emergency, and the tenant is not home?

You cannot release the information discovered from running the application, but I see no reason why you cannot forward the actual application to the collection agency.  It is all part of the tenant file, and the collection agency should be able to use every effort possible to collect on the debt.
