I get markets, lifestyles and goals differ.. but how much passive income do you need coming in to walk away from your full time job? We all are ambitious if we’re on BP.. so what are your goals? What is the line where you say “this is enough for me?”

@Lauren B. City sewer line doesn’t run to where the house is! I actually thought installing new would cost like 15k! I’m waiting for the guy to call me back to give me a price.

I haven’t really really taken a lot at the property.. just a drive by. Once I get some actual numbers.. I am going to take a in depth look to see what is behind the doors!

So my realtor approach me with this off market deal... $15k for 2 houses (same lot), but I was told it needs a new septic system — he said the owner has not gotten the septic pumped in 40 years!!! After hearing this, I thought of a complete dump! Well a few hours later, I rode by the property and it’s not in that bad of shape - from the outside! My wife and I, if we proceeded with the deal, would buy in cash then refinance - it would add to our buy and hold portfolio. I called a local septic guy to get an approx. price on both pumping and installing new. My question is... who has had experience with septic systems? Good, bad, ugly?

James Woodrich Is a duplex at $80k (25% down making it $60k mortgage) renting at $1525/mo combined — $550-600/mo cash flow a bad deal to you?

@Jack B. I was thinking the same thing... earnest money means nothing! I don’t think I’ve heard of one situation where the sellers got the earnest money when the deal fell thru. I would love to hear of a situation(s) when this actually happened!

@Ola Dantis yea we did change the water heater but we hadn’t closed the permit for it yet. Therefore we didn’t have it in our hands at the time of their request. I told them that and they were very inpatient - getting the township inspector and getting the official permit doesn’t happen overnight!

@Bill B. It was after attorney review. And yea I know.. I was just letting you know the craziness to them haha!! It just aggravated me because they didn’t give us any time to do anything before they started attacking our work! But it was worth the wait.. the new buyers are in love with the house and they were so excited to move in.

@Bill B. That’s the thing.. we did sign an addendum saying we would make the repairs

@Michael P. with all the things they were complaining about and not giving us any time to make any of the repairs.. we knew they wanted to get out of the deal. They got out.. we put it back on the market, found new buyers and ended up settling last week!
