@Joel Owens I totally agree with you! I know my term “retire” was pretty vague, but I meant like walking away from your 9-5. Being able to do what you what, when you want instead of running through the rat race! I feel like I will always be looking at bigger and better ways to invest.. because I know working a 9-5 is not something I want to do until I’m 70 lol

@JD Martin it sounds like you have a good thing going for you! Very seldomly do you hear people truly loving their job and not considering “retiring” from it. Kudos to you!

@Roger S. $44k is your income.. tax free and you’re retired. If you don’t mind sharing, what is roughly your expenses? Just trying to see your breakdown and rationale

@Account Closed, that these numbers are based solely on cash flow, in which you aren’t taking away from your maintenance, repairs, Cap ex, vacancy, etc.... correct?

I love the grind as well! I love seeing how much I can get into, how much I can make.. but I keep reminding myself that I’m doing this for a purpose.. to become financial free where I can spend more time with my family. I know that I will always “tinker” because that’s just how I am. 

@anthony gayden... I totally get where you’re coming from! Im very conservative when it comes to numbers for me but every market is different and expenses vary drastically depending on the location - to each his own! :)

@Derrick E. so you use your cash flow from other properties to buy more properties or are you using your wife’s income to save and buy more?

Derek E. What is your definition of “rental income?” Is it your cash flow per door? Or do you act as your PM for all your rentals and that is your income? Is it a combo?

we got our tub refinished in our flip and it looks brand new! The only thing I would recommend that our tub guy kind of gave us a hard time about was the waste and overflow. We took the waste and overflow out to replace them, but didn’t want to put new ones in until the tub was done being refinished. The tub guy gave us a little bit of a hard time since all the acid would run down into the basement (no drain hooked up)— we created a makeshift funnel for the acid to funnel into a container so we could get the job done right. If not, it would be refinished around the waste and overflow and I don’t think it would hold up.
