I lost three listings to overpriced fake agents comps.  The seller asked me what the home will SELL for and like an idiot i told him the truth.  From now on,  I will take my commission on the LISTING PRICE to teach overpriced sellers that the way to go is to list it for what it will sell for and maybe get MORE>  The beauty of listing and paying on the LIST PRICE.  is that if a seller gets MORE THEN LIST PRICE, guess what..... they only have to pay the % on the original list price and not the extra.  Any takers?  are you brave enough to list your home correctly for once in your life?  Most of my over priced competitors homes sold for LESS then I originally told the seller they could get.   I get you more and you pay less.

Ok,  now i understand what you meant by wholesalers.  Yes,   we have those here, but its legal if the first person pays CASH.  That way they can avoid an appraisal scam.  So they get the home under contract cheap for cash, find another LOAN purchaser and assign the contract.  It happens all the time.  Any buyer, even if they do not have a real estate license can assign a contract if a seller agrees.  It all depends on what the parties agree to.

Im not sure because I have never run into an unlicensed real estate person pretending to be an agent. We have a ton of for sale by owners if that is what you are referring to.    I don't flip,  I don't scam,  My agents are on the up and up, or I fire them.

I run a legitimate real estate brokerage and we do our best to raise the bar in the real estate industry.  We do all referrals in WRITING, try to make all parties to a transaction happy and sell a lot of homes and help buyers purchase.  Buyer's need us MORE THEN EVER, not less.  The real estate industry has enough problems without "coaching companies" promising us the world.

I put the last company out of business by looking at their hotel schedule and calling all the real estate companies in those areas and warning them that their agents are about to get invited to a HOTEL for a free seminar under the "guise" of a coaching institute.  I called so many and none of the agents showed up at the hotel seminars that they went out of business.  It is only a matter of time that they " reappear " years later and start again under another name ( but same scum state business laws from UTAH means they are the same scam company just in disguise.)

Now, they are sending me invites again and sending invites to all the agents in Florida.  I warned my agents not to go, and  I suggest you spread the word too.

I looked them up and they have horrible reviews and are being indited and still soliciting agents across the country.

I will assume every person who replies is a SPY for coaching programs and Utah, just to be on the safe side!

Utah has different LAWS that protect companies.  It seems companies out of Utah can do no wrong.  What they DO NOT KNOW is that they CANNOT operate out of a HOTEL and sell us stuff without having a money back guarantee.  Just because they are protected by UTAH laws, does not mean they can get away with touring the country and selling out of a hotel.

Check it out yourself.  I would NEVER AGAIN DO BUSINESS WITH ANY COMPANY BASED OUT OF UTAH. You can look up every company on Sunbiz.org or google the company and if you see anything suggesting UTAH, stay away.

Sometimes, they have multi leveled companies owned buy other companies and once you get to the FIRST company and it says UTAH, Run, don't walk.

Years ago I was scammed into hiring a "COACH" for free.  needless to say it was a scam!  They sell you a bill of goods at a hotel seminar, provide lunch.  Tell you its FREE.  BUT......

They make you fill out a credit card form, charge you UP FRONT and the credit card company does not start your billing for a YEAR.  I do not do any business if a company is from UTAH.  I found out the seminar I am attending in October is a UTAH based Coaching company. They are relentless and do not give up and promise the world.  DO NOT GET FOOLED.  One company is currently under indictment but by the time you realize it, your money is gone.  They tend to use a credit card company from New York to get you a new card.
