I have 3 turnkey investment properties in Arizona that I would be willing to seller finance to the right buyer.

Rarely are there benefits to the seller to structure a transaction in the various ways you propose.  Sellers typically  become motivate when they cannot sell the property due to price, defect or simply bad market fundamentals.

Too many investors focus their attention on how to get creative with their purchases and ignore the fundamentals of the actual real estate and the basis in which they are acquiring property. In fact two week ago I tried reasoning with a brainwashed Pace Morby follower in these forums who stated he would happily complete a seller finance deal for more than FMV value, effectively putting him under water if he could acquire the property without using any of his money and the property cash flowed. This is a case study of what to avoid if you decide to go down this road.

Bringing this back to my initial comments, has this particular seller articulated his/her motivation? That should tell you whether this is a property worth pursuing.







 That is not true for all sellers. I'm willing to seller finance 3 former model homes, with clean titles, no structural issues, turnkey investments that are fully paid for, in a sought after area. 

The reasons I would seller finance are; 

1. I have excellent long term tenants who would like to stay. Im looking out for them. 

2. Tax Benefits

3. Traditional Sales are too costly and time consuming. 

4. I'm moving out of the country. I want a more passive income stream  role

5. A decent down payment and good exit strategy will reduce my risk. 

6. Worse case scenario, if the buyer defaults, I become a landlord again. 

Freedom from the Traditional Banking System where the only one making money in the deal is the bank.

Seller financing will provide a monthly income stream will lower tax consequence. I just need to find the buyer who's willing and able to put up a decent down payment and has a solid exit strategy

My advice is from the Seller's perspective.  The higher the down payment, the lower the risk. The buyer must have 20% to 30% "skin in the game."  Exit strategy is also very important. The buyer must also have a solid exit strategy (ie. Balloon payment in 5 years.) How will the buyer come up with this balloon payment in 5 years. What plan does the buyer have in place for set backs such as real estate market down turn, major repairs etc. How much does the buyer intend to do in renovations and when? This will also mitigate risk.based on skin in the game.

You will most likely get better offers as you increase the size of your buyer pool. Offering to a couple investors gives you negligible data. Listing it in Zillow or the MLS will give you maximum exposure.

After getting broad exposure, then decide how those investors' offers compare.


The problem with listing on platforms like MLS and Zillow is that a large portion of the buyer are folks who are in the market to purchase their personal residence. Whereas, my properties are tenant occupied, turnkey investment properties.

I have been a Landlord for 21 years. I recently advertised my rental properties to a couple of Real Estate Investors in my community and recieved offers for Seller Financing. I have text book knowledge about Seller Financing, but no real experience. I need help from someone with experience in Seller Financing.
